The picture we’re now was actually taken on the 1st on the 7th of the 1st 2025, but the video was taken on the 9th of the 7th, 2025. The property is three bedrooms, four bedrooms including the out building. It’s €32,000. Has a garage, large, and structurally sound. It does need a little bit of work. There is water and electricity. And in this video at the end, we’re going to show you a 3D walk through and the best way to use it. We’re also going to publish floor plans here on this video. There’s a side view of the barn, side view of the house, and there’s the garage. This is the driveway. Now, this is a village called Baniska. Banisa is 15 minutes away from the town of Migilli. 15 kilometers I’m sorry and 44 km from root itself. Poppy’s Poppy was the one that took the video and somehow I got to give you the voice over. The land size is 1,510 square m. It probably looks really small from the outside, but you should soon discover it’s not the case. Have a large workshop, well short stroke barn. There are views from the garden. outside Lou there to the left. You see Barnes build a beautiful stone, nice stonework. property has water and electricity and no the wood does not come with the property. Again, we’ll be showing floor plans and introduce you to our 3D scans in this video. Okay, so that’s the barn taken care of. You can see the out building there to the right, the toilet. The garden’s been separated in different areas. Bear with us. The video does get better. Okay. And this is an additional entrance from the street into the property. Okay, back towards the house. Now the garden is up to them that tree line over there. Okay, inside we go. Large corridor. beautiful internal staircase which is very comfortable to use. A room, not sure what you’d call it. You’ll find out why in a moment. Cuz over there behind them doors, there’s a little surprise. Oh, a laser sink. This would have been the kitchen at some point overlooking the garden. It’s an ideal family home. This This room here is is not in very good condition, but it also joins the main house to the out building, which is uh very nice. You’ll understand more in a moment. There’s the out building to the left. So you can see the property’s got the old ceilings. Now when you look at the 3D scan, if you do, you’re able to look at the floors, able to look at the ceilings. This is what they used as a cellar. Doesn’t need to stay that way. Could be developed into a fully usable room. And this is uh a washroom stroke bathroom. The only toilet in the property is outside in the garden. That’s the downstairs cupboard. Upstairs, solid concrete stairs. Beautifully evenly spaced. Very easy to use. And another corridor bedroom number one. Ideal double room. Large bedroom hasn’t been finished. It’s in its original state, so no one’s played with it. Good condition again. We got the Bulgarian version of double glazing, which is two sets of windows. Back out into the corridor and room number three, which is nice and large. probably be your main bedroom overlooking the barn and the front. Now remember, I’ve started my community board. If you’ve got any comments, you want to tell me something, please do. Okay, this is the door onto the balcony. Nice views, nice situation in the village. The village itself is lively, nice shops, bars, and a flat roof between the out building and the house, which could also be used as a a nice place to sit. Okay, now we’re going to actually for a change we’re going to go up into the attic area which could be used as storage or even developed in some manner. It’s normal to see all the gaps. The galaxy, the roof breathes between uh the differences between hot and cold, which can produce a lot of uh condensation. The tiles may need a bit of a shuffle around, but we’re unable to find any leaks. A small storage area again. All in all, good condition. Natural light coming into the roof. and back down again. This problem is quite unique in many ways. It feels solid. It looks solid. Imagine coming down the stairs in the morning outside enjoying your breakfast or even upstairs on the terrace enjoying your breakfast. Again, we come towards our building. Now, that was the door that came with the kitchen and a self-contained building here. This is built slightly different using various types of bricks including mud brick and an ideal room. So this could be a nice granny flat or B&B. It’s no big stretch of the imagination. It could be done. could be done cheap just to earn a little income if needed or put your family up when they come over. It’s also separate from the house which is uh can be a good thing depending on your family. It needs basic work. So we’re going to take a little walk down the garden. Remember this garden actually ends at the tree line here and the stone wall. You can see the land is much higher at the back back of the property than the front of the property. Although the garden does appear and seem flat, almost flat. There are some beautiful views from the garden. It would lend itself very well for a nice pool. This is the kind of property you could buy, leave for 10 years, and then come back to it if you so choose. Click on the screen. and it opens up this window. Okay. So, this is the property. On the right hand side, you can expand the screen like this. On the left here, you’ve got controls. The first control is the doll’s house. It’s called the doll’s house. And you can even measure it as well. So have fun and play around. See what you can see. Okay. This is a dollhouse view. This means you can select any level of the property, zoom in, inspect from above. As you can see, this is ground floor level. It even shows the wood in the barn, so it’s pretty exact. Although they have got the floor levels mel messed up, as you’ll understand in a little while. Sorry about the trees in the way, but that’s the way it is. What’s good about this is when you’re inside a property, you can see the floors, the ceiling, look around as if you’re there. Right, second level. Again, we go to the second level. You can even see the neighbors across the street. It’s very clever. Move the thing around. Just use your mouse. Okay, next is floor level. This is what I meant by they messed up a little, but technology only does so much. For example, it’s only saying two rooms upstairs. Why? I don’t know. Let’s try another floor. There’s the downstairs. Again, this is the barn. This is the main house. You can see again floor levels. I think they thought this was three levels because of the outside bar. Okay, this is measure. For example, if you want to know how big a room is, it’s quite easy. You see, it gives the sizes of the walls, the square meters of the room. So, you’ll find these other rooms on on one of the other levels. For some reason, it’s made an error this time. Usually, it’s pretty good again downstairs. And the best thing about this, it’s literally like you’re walking through the building. You can see every aspect of the building, whether it be good or bad. You see all the ceilings, all the floors, through the window. These little circles on the floor is where we actually put the camera. And I’m trying to use a measuring thing now, but it’s not working in this mode. Why? I don’t know. Usually it does. So, you can keep playing. There’s no right or wrong. Use it as you want to see. looking at the ceilings, looking at the floor. Although videos are good, quite often things are missed. So, this is what they use as a basement. And this is like a wet room. No toilet in here. According to Poppy, there’s no toilet in here. All right. So, we go back outside now and back in this room. Have a good look around. You take your time. You’re not rushed. It’s not a video. We’re not hiding anything. It’s literally all here for you to see. Good, bad, exceptional, or not. For example, here. This would this was missed or I missed it in the video. Now you can have a proper look. Nothing structural there. Just surface cracks I think. Okay. Again in the corridor. So, back downstairs, beautiful big barn. Here you have a VR. If you want to watch it in VR, it’s very easy to do. It’s a whole new experience altogether.
